Our Services

 

The new Unit Titles Act 2010 and its accompanying Unit Titles Regulations 2011 place much more liability on bodies corporate. More attention to detail in regard to compliance and having good processes are both critical in the new legislative environment.

 

Administration

 

  • maintain a register of owners
  • provide pre/contract and settlement disclosure for unit sales (separate charges for preparation of these apply)
  • convene Annual General Meetings (AGM) and Extraordinary General Meetings (EGM), attend committee meetings if requested by owners
  • prepare and distribute minutes of AGM
  • implement decisions of the body corporate and its committee
  • liaise with local authorities in regard to issues that effect the development
  • attend to all correspondence and communication

 

Insurance

 

  • arrange for a registered valuer to prepare annual insurance valuations
  • arrange insurance cover – pay premium and lodge claims

 

Financial

 

  • manage the body corporate bank account
  • prepare annual financial statements
  • prepare annual draft budget
  • prepare and distribute all levy invoicing
  • ensure all levies and arrears are collected
  • process all invoices and payments as they fall due
  • coordinate an audit of financial statements if requested

 

Maintenance

 

  • manage the long term maintenance plan (LTMP)
  • arrange and monitor service contracts
  • request quotes and arrange maintenance work
  • carry out regular inspections of the common area
  • ensure all compliance regulations are met and maintained, such as building warrant of fitness
  • maintain all buildings to a high standard and ensure the body corporate rules are adhered to

 

Our Fee

 

  • We set our fee annually in advance and include it in the budget for consideration by the owners at the Annual General meeting
